Upper Hand FSBO

An enhanced For Sale By Owner experience that eliminates realtors as middlemen yet gives you the upper hand by being able to list on your local MLS for access to more potential buyers and their agents vs listing on a typical for sale by owner site.

Plan Details

Representation Type

For Sale By Owner approach where you represent yourself. An active member of the MLS will sponsor your listing with a Non-Representation Agreement so that you have full control of your sale and owe no commissions to a Seller's Agent.

Up to 6 months

Make unlimited Status, Description, and Price Changes to your listing via an easy mobile form.

CMA Report

Includes a complimentary Comparative Market Analysis Report with the most recent comparable sales near your property so that you can decide the best price to sell for and to have leverage during your sale negotiations.

Your listing appears on the local MLS where the property is for major exposure to buyers and their agents.

3rd Party Listing Sites

Your listing ALSO appears on major 3rd party home search sites such as Zillow, Realtor.com, Trulia, and many more.

Your Listing ALSO appears on IDX Websites that belong to local sales agents and local brokers who are connected to your property's local MLS.

Offers & Negotiations

Interested buyers or their agents will reach out to you directly for offers and negotiating.
You are in full control of the sale!

Documentation

All of your state required listing forms and disclosures are included so that you stay compliant even when selling on your own.

Assistance Level

A friendly Listing Coordinator will personally assist you in completing the listing forms and disclosures required by your state for compliance. The Listing Coordinator is continuously available for matters regarding the listing (not regarding the transaction).

If you'd prefer assistance with your transaction, you can upgrade to the "Upper Hand MANAGER" listing plan with a 30% discount.

Upper Hand Manager

A Hybrid For Sale By Owner approach where you represent yourself but have the same upper hand that a Seller's Agent would by having a Transaction Manager handle all the logistics and administrative tasks. Plus, the Transaction Manager assists the title company for faster title curing when issues arise.

Representation Type

An active member of the MLS will sponsor your listing with a Non-Representation Agreement so that you have full control and owe no commissions to a Seller's Agent. You will have a personal Transaction Manager who does not hold a real estate license and does not represent you but rather works for you by assisting you throughout the transaction from Listing all the way to closing.

Offers & Negotiations

You can choose to have your Transaction Manager filter all inquiries, offers, calls and emails before they get to you or you can choose for interested buyers/their agents to reach out to you directly. Your Transaction Manager does not hold a real estate license, therefore you are in full control of the negotiations. Your Transaction Manager will follow your direction regarding having all parties execute all the relevant agreements, amendments, and disclosures pertaining to your negotiations to ensure the sale is compliant with state laws.

Documentation

All of your state required listing forms and disclosures are included so that you stay compliant even when selling on your own. Once you have a buyer, your Transaction Manager will also coordinate with the title company and the buyer's transaction team to track deadlines and paperwork/disclosure management.

Assistance Level

Your dedicated Transaction Manager is your personal assistant who will be available to you not only for matters regarding the Listing, but more importantly, for handling paperwork and completing administrative tasks throughout the transaction such as coordinating with title company, inspectors, appraisers, etc, for an organized, streamlined, and on schedule process all the way to closing ensuring compliance and peace of mind. The Transaction Manager also assists the title company with issues that may arise for title curing.

Payment Options

2 Payment Options:
A) $200 paid at Listing, and $2,800 paid at closing for a total of $3,000
B) One-Time Payment of $1500 paid at Listing and $0 at closing.

Offers & Negotiations

All offers will be received by your Agent and presented to you explaining the offer details thoroughly as well as provide you with pros and cons for each offer so that together you can determine the best approach to counter, reject, or accept an offer. Your Agent is well experienced in the art of negotiating and will act in your best interest when negotiating with buyers for you. It is a known fact that a seller is more likely to attain asking price or exceed it when there is a Seller's Agent involved.

Documentation

Your Agent will oversee their own transaction team to ensure that all documentation is compliant and completed not only with the buyer and their agent but with the title company as well.

Assistance Level

Your Agent is always available for you as well as their transaction team. You can rest assured that you'll have not only an expert in the field but also an entire team with specialized members for every aspect of the sale process. This is the most hassle-free option as all you have to do is is let the experts do all the work and you get paid at closing. Depending on your property's availability, at least 2 open houses per month will be hosted unless you prefer not to.

Payment Options

Pay NOTHING upfront! The full balance will be paid at closing. If the property does not sell within the listing period, you owe nothing (not even for the marketing package, photoshoot, nor the complimentary cleaning service) *restrictions apply in the case the property is not priced in alignment with the market value or listing is terminated early.
